The Nice PRO-SW4000XLS is Nice's heaviest-duty residential swing gate opener: one post-mounted arm opens a single leaf up to 20 ft and 1,000 lb. It runs from a 12V battery, so the gate keeps working through power outages.

Sold under Nice's Linear Pro Access line (formerly GTO/PRO). Everything for one gate is in the box, including the remote and receiver.

Will it fit my gate?

  • Leaf size: 20 ft and 1,000 lb, both limits at once, and at least 6 ft long.
  • Post: flat, at least 6 in square, set in concrete. Wood posts need a metal backing plate; masonry needs anchors.
  • Swing: set up to pull open (into the property). A gate that swings out needs one R4KPTO push-to-open bracket.
  • Gate type: built for vinyl, aluminum, chain link, farm tube and wrought iron.
  • Solid wood privacy gates: Nice advises against them, because wind load can stop the arm.
  • HOA, apartment or commercial entrances: Nice rates it for single-family homes, farms and ranches. Choose a continuous-duty commercial operator such as the LiftMaster CSW24UL.

Power, weather and control

Always on battery

The arm runs from the 12V battery and the transformer only keeps it charged, so an outage doesn't stop the gate until the battery runs down.

Solar

No outlet within 1,000 ft? Use a panel of at least 10 W instead of the transformer, never both. A second battery adds reserve for cloudy weeks.

Cold weather

Rated −5°F to 160°F. Nice's FM316 battery heater helps in extreme cold but can't run on solar.

Daily duty

Up to 100 cycles a day on AC at the maximum leaf size, 150 on leaves of 10 ft or less. Auto-close is adjustable from 3 to 120 s.

Remotes

The 318 MHz receiver learns GTO/Nice digital remotes: the RB741, RB742 and RB743. Range is 50–100 ft.

Second gate later

The PRO-SW4200XLS second arm plugs into this control box over its own 50 ft cable, and the one battery runs both arms.

Installation

Many owners install it themselves: it runs on low voltage from a plug-in transformer, so there's no high-voltage wiring at the gate. Follow the single-gate manual in Documents below, and keep controls at least 10 ft from the moving gate.

Frequently asked questions

What size gate will it handle?

One leaf up to 20 ft long and up to 1,000 lb. Both limits apply together: the manual says the gate must not exceed 20 ft nor weigh more than 1,000 lb. Minimum gate length is 6 ft.

What's in the box?

The master arm with a 6 ft power cable, the control box with battery box, a 12 V 7 Ah battery, an 18 VAC plug-in transformer, a 318 MHz receiver on a 10 ft cable, one remote, post and gate brackets, a closed-position stop plate, mounting hardware and two warning signs.

Can I add a second gate later?

Yes. The PRO-SW4200XLS second arm plugs into this control box over its own 50 ft cable, and the one battery runs both arms. Buy the dual kit instead if you already know you have a double gate.

Is a battery included?

Yes, one 12 V 7 Ah sealed rechargeable battery. A second battery (RB500) can be added through the second-battery connectors in the battery box for more reserve.

What happens when the power goes out?

The motor always runs from the 12 V battery; the transformer only keeps it charged. So the gate keeps working on battery during an outage until the charge runs down. Nice publishes no outage cycle count for this model.

Can it run on solar?

Yes. Use a solar panel of at least 10 W (FM123) instead of the transformer; the manual calls for solar when the gate is more than 1,000 ft from AC power. Never connect the transformer and a panel at the same time: it damages the control board.

Does it come with a remote?

Yes, one GTO/Nice remote plus the 318 MHz receiver. Extra remotes are the RB741 (1-button), RB742 (2-button) and RB743 (3-button); the receiver learns them automatically.

Will my Mighty Mule or GTO remotes work?

The receiver is 318 MHz and learns GTO/Nice digital remotes, including the RB741, RB742 and RB743. Other brands aren't supported, and there's no Wi-Fi or app module for this model.

Do I need photo eyes or safety edges?

The manual lists photo beams (R4222) and contact edges as recommended, not included. DASMA's UL 325 guidance says swing operators need two means of entrapment protection in each direction that has an entrapment zone, and the built-in sensing counts as only one. Plan on at least one external sensor where an entrapment zone exists.

My gate opens outward. Will it work?

Out of the box it is set up for pull-to-open (the gate opens into the property). Push-to-open needs one R4KPTO bracket and a DIP-switch change on the control board.

What post do I need?

A flat post at least 6 in square, set in concrete. Posts over 8 in need longer bolts than those supplied, wood posts need a metal backing plate, and masonry columns need anchors (not included).

Can I use it on a solid wood privacy gate?

Nice advises against it: wind load on a solid gate can make the operator sense an obstruction, stop and blow fuses. It's built for vinyl, aluminum, chain link, farm tube and wrought iron gates.

How far can the control box be from the outlet?

Up to 1,000 ft of 16-gauge, two-conductor stranded direct-burial wire (RB509, not included). The transformer is indoor-rated and needs a weatherproof cover if it plugs into an outdoor outlet.

Will it work in cold weather?

It's rated −5 °F to 160 °F. In extreme cold the manual recommends the FM316 battery heater, which can't run on solar.

How do I open the gate by hand?

Turn the control box power switch off, then remove the hairpin clip, clevis pin and bushing at the arm's mounts and lift the arm off. Unplugging the transformer doesn't stop the operator, because it runs on battery.

What is the warranty?

24 months from purchase with proof of purchase, under Nice's DC gate operator limited warranty. Non-Nice batteries or transformers, surge or lightning damage, and removal or reinstallation labor aren't covered.

4000XLS or 3000XLS?

The PRO-SW3000XLS is rated 16 ft and 650 lb per leaf; the PRO-SW4000XLS is rated 20 ft and 1,000 lb. Both run on 12 V DC with the same battery and transformer. Choose the 4000XLS for long or heavy leaves, ornamental iron, or windy sites.

Can it be used for a business or HOA gate?

Nice rates it for single-family homes, farms and ranches. For an HOA, apartment or commercial entrance, choose a continuous-duty commercial operator such as the LiftMaster CSW24UL.
